Buying Shares or Part Ownership in Units?

Can anyone point me in the right direction? I have purchased duplex units as an investment. My in-laws want to buy one and reside in it and I will rent the other. How can I do this without having to refinance to have their names on the title but they have legal ownership of one. Is there a legal doc I can get drawn up to cover all parties involved?
